PROJECTS Cambridge S3, Eddington

I-MEX (M&E) Ltd was appointed by Hill Partnership to deliver the design, supply, and installation of the full mechanical, electrical, and public health services for Cambridge S3, part of the Eddington development in North West Cambridge.

Eddington is a distinctive and forward-thinking neighbourhood, developed as part of the University of Cambridge’s vision to create a sustainable urban extension to the city. Designed to support living, learning, and working, the development promotes a vibrant and environmentally responsible community.

The Cambridge S3 phase comprises high-quality residential accommodation, including both private and student tenures, delivered to support the growing needs of the University and wider Cambridge community.

Scope of works

Working in close partnership with Hill and the wider project team, I-MEX delivered a comprehensive M&E and public health package across the development. Our scope included:

  • Full design, supply, and installation of mechanical, electrical, and public health services
  • Installation of core mechanical and public health infrastructure
  • Utilisation of in-house prefabrication through I-FAB to enhance efficiency and quality
  • Full mechanical and electrical fit-out of all residential units
  • Services delivery across private and student accommodation

The use of prefabrication played a key role in streamlining installation processes and ensuring consistency across the development.

Design and Consultation

The project required close collaboration with Whitecode Consulting (M&E Consultant) and Alison Brooks Architecture to ensure that all building services were seamlessly integrated within a highly sustainable and design-led environment.

Particular attention was given to coordination within residential and student accommodation layouts, ensuring efficient use of space while maintaining accessibility, performance, and compliance with all relevant standards.

The integration of prefabricated mechanical and public health systems contributed to improved programme delivery and reduced on-site disruption.

External Works & Public Realm

As part of the wider Eddington masterplan, the development contributes to a carefully designed public realm that prioritises sustainability, connectivity, and community wellbeing.

The scheme forms part of a broader vision to create an inclusive and environmentally conscious neighbourhood, with green spaces, pedestrian-friendly streets, and integrated amenities supporting modern urban living.

Outcome

The project was successfully completed in September 2023, delivering high-quality residential accommodation aligned with the University of Cambridge’s vision for sustainable development.

Through effective collaboration, innovative prefabrication methods, and a strong focus on quality, I-MEX delivered a robust and future-ready building services solution.
